INKED: Industrial property on Sunrise Highway sells for $2.85M

An industrial property in Patchogue has sold for $2.85 million.
The buyer, 611 Sunrise Highway LLC, an affiliate of Steven Gomes, owner of Long Island automobile dealerships, purchased the 10,000-square-foot building on .87 acres at 611 Sunrise Highway. The sale price equates to $285 per square foot.

The property, once home to a Harrow’s store, was last occupied by an irrigation supply firm. The buyer plans on using the building as an auto parts warehouse.
Jason Merrell of Island Associates Real Estate represented the buyer, as well as the seller, GEJAC Properties LLC, in the sales transaction.
“This transaction is a great example of the continued demand from local operators looking to secure well-located, functional real estate to support their growth,” said Merrell. “Properties along Sunrise Highway with flexible zoning and strong frontage remain highly sought after, and we were pleased to bring both sides together to get this deal across the finish line.”
